The investor NCKV presented in Karlovy Vary the project of the new Nové centrum district in Rybáře on the site of a demolished brewery; according to the plan, the first stage is to begin with excavation work in November 2026.

On 5 October 2026 the project of a new district, Nové centrum, in the Rybáře district of Karlovy Vary was presented to the public; it is to be built on the grounds of a former brewery demolished in 2024 [1]. The project is being prepared by a private investor, the company NCKV, which owns the land [1].

Construction plan

Miroslav Příkop, the project's general manager, said at the presentation that excavation work on the first stage should begin in November 2026 [1]. According to him, it will involve buildings E2, E1 and A2, with a total of 73 flats, whose construction with a contractor should begin in spring 2027, around April or May [1]. Příkop added that the construction should take about two years, and with the further processes connected with final approval, entry in the land register and handover of the flats about two and a half years in total [1]. He estimated the cost of the first stage at 350 to 400 million crowns, financed from the investor's funds and bank sources [1].

Scope of the district

The development study so far envisages roughly two hundred flats, and further construction with about eighty more flats could follow to the south [1]. The designer Janica Šipulová said at the presentation that the investor's brief was not just to build houses but to create a new district as a whole for people's everyday life [1]. According to her, a square with services and shops is to be created between the buildings, and the development is to be adjoined by a park towards Základní škola Šmeralova, in the creation of which the investor wants to cooperate with the city [1]. Flats are to be offered from the size of 1+kk at a preliminary price from 3.8 million crowns up to family houses with a 5+kk layout for 16 million crowns [1]. Parking for residents is to be provided by underground garages [1].

History of the site

The brewery in Rybáře operated for more than a hundred years, and production ended at the end of the last century [1]. The site then fell into disrepair, and residents of Karlovy Vary repeatedly ranked it in surveys among the most problematic places in the city [1]. Seven years ago the then owner presented a study envisaging the demolition of the ruins and the construction of a new district; the former brewery was demolished in 2024 [1]. The mayor of Karlovy Vary, Andrea Pfeffer Ferklová (ANO), said that it was a place that had long troubled the city and that the new development would connect the locality with its surroundings, on one side with the park and the school, on the other with the Střední umělecko-průmyslová škola keramická a sklářská [1]. According to the mayor, Rybáře could become a sought-after district in the future [1].
