Rybáře is a district of Karlovy Vary. A brewery stood here for more than a hundred years, and its operation ended at the end of the 20th century. The site then fell into disrepair and, according to surveys, residents of the town repeatedly ranked it among the most problematic places. The former brewery was demolished in 2024.[1]

New Centre

A district called New Centre is to be built on the site of the brewery; the investor, the company NCKV, presented it on 5 October 2026. The first phase is to consist of three buildings with roughly 73 flats, and excavation work is to begin in November 2026. Construction with a contractor is expected in spring 2027 and, according to general manager Miroslav Příkop, is to take roughly two and a half years. He estimates the cost of the first phase at 350 to 400 million koruna.[1]

The study envisages about two hundred flats in total and possibly roughly eighty more towards the south. A small square with services and shops is to lie between the buildings, and a park is to connect to the Šmeralova Primary School. Underground garages are to provide parking for residents. Mayor Andrea Pfeffer Ferklová (ANO) praised the change and said that, in her view, the locality will be connected with its surroundings.[1]
