PPF Real Estate of Renáta Kellnerová's PPF group is buying from the Kaprain group of entrepreneur Karel Pražák a group of companies that own planned real estate projects around the Prague O2 arena. The Office for the Protection of Competition (ÚOHS) announced the plan on its website on 29 September 2026. The office does not state the value of the deal[1][2][3].

Subject of the deal

The transaction concerns six companies: Harfa BC C, Harfa District, Českomoravská Invest, Kovářská 939, C & R Office Center One and Mototech Real. Most of them own land intended for development projects in Prague 9 around the O2 arena, which the PPF group already owns[1][2][3].

Mototech Real owns a 16-hectare site in Stodůlky. C & R Office Center One owns the existing office building Harfa Business Center A. Harfa BC C is connected with the planned construction of the Harfa SO16 project, Harfa District with planned construction on the Howden ČKD brownfield, and Českomoravská Invest with a planned office building near the Českomoravská metro station. Kovářská 939 is preparing the construction of the Kovářská multifunctional building[1].

Review by the office

The office stated that the merger of competitors occurs mainly in the leasing of non-residential premises, chiefly offices and warehouses, and in the preparation of land and projects for further development. It is reviewing the merger in a simplified procedure and is to decide within 20 days[1][2][3].

On the same day the office began reviewing another PPF group transaction: PPF reality 2 is buying the company IK Invest 3, which owns the Oaks Prague golf course in Nebřenice and the planned residential project The Oaks Prague. The office is to decide on this transaction within 20 days as well[1].

Groups involved

According to ČTK, PPF is a private international investment holding operating in 25 countries, with assets worth EUR 42.6 billion and about 37,000 employees. The Kaprain investment group, founded by Karel Pražák in 2013, focuses on industry, real estate, sport and entertainment, finance, retail and media; it employs almost 6,000 people and its assets exceed CZK 50 billion[1].
