Karel Pražák is a Czech businessman who founded the investment group Kaprain in 2013 [1][2]. The group focuses on industry, real estate, sport and entertainment, finance, retail and media, employs almost 6,000 people and has assets worth more than CZK 50 billion [1][2].
Sale of real estate to the PPF group
On 29 September 2026 the Úřad pro ochranu hospodářské soutěže announced that it was assessing the intention of PPF Real Estate, part of the PPF group, to take over the companies Harfa BC C, Harfa District, Českomoravská Invest, Kovářská 939, C & R Office Center One and Mototech Real from the Kaprain group [1][3]. Most of them own land intended for development projects around the O2 Arena in Prague 9; Mototech Real owns a 16-hectare site in Stodůlky and C & R Office Center One owns the Harfa Business Center A office building [1][2]. Harfa BC C is linked to the planned construction of the Harfa SO16 project, Harfa District to planned construction on the Howden ČKD brownfield site, Českomoravská Invest to the preparation of the Českomoravská office building next to the metro station of the same name, and Kovářská 939 to the preparation of the Kovářská mixed-use building. [4] The authority did not state the value of the transaction and is to decide within 20 days in a simplified procedure [1][2]. According to the authority, the merger of competitors takes place mainly in the leasing of non-residential premises, above all offices and warehouses, and in the preparation of land and projects for further development. [5]
The authority also began assessing the intention of PPF reality 2 to buy the company IK Invest 3, which owns the Oaks Prague golf course in Nebřenice and the planned residential project of the same name [1][2]. According to the authority, The Oaks Prague project is to include residential villas, apartment buildings and family houses, and the business also covers the operation of the golf course and two restaurants; the authority is likewise to decide on this transaction within 20 days. [4] PPF spokesman Leoš Rousek described the real estate transactions as standard [3]. Seznam Zprávy reports that relations between the PPF and Kaprain groups have been strained since mid-2024 [3].
