The investment group AKIPIA, backed by Michal Strnad, Tomáš Brzobohatý and Marek Šmrha, has become the main investor in the planned Roma Tower skyscraper project in central Warsaw. The agreement on its entry was concluded in early October 2026 [1]. The investors put the total value of the project at up to CZK 20 billion [1].

Project Design

The building is expected to reach a height of 170 metres, with 48 above-ground floors and six underground floors [1]. The project includes 357 apartments, a wellness zone with a 25-metre pool and a private cinema [1]. The interior design is being handled by the Italian studio Pininfarina [1]. Roma Tower has already obtained a building permit, and construction is scheduled to begin in autumn 2026 [1][3]. The skyscraper is named after its proximity to the Roma Musical Theatre [3]. According to the developers, the project is aimed at the top segment of the residential market [1]. The investors plan to unveil the final design of the building in 2027, when sales of individual apartments are also expected to begin [1][2].

Partners and Surrounding Improvements

AKIPIA is partnering on the project with the Polish developers Liebrecht & wooD and BBI Development, as well as with the Pro Bonum Foundation [1]. BBI Development CEO Michał Skotnicki said the investors face “several years of demanding work” in creating “an extraordinary residential product” [3]. Magdalena Bartkiewicz-Podoba, CEO of Liebrecht & wooD Poland, said the transaction reflects “growing interest from Central and Eastern European investors in Poland” [2][3]. The investment is also to include improvements to the surrounding streets of Emilii Plater and Nowogrodzka, including new pavements, cycle paths and greenery [1]. Later phases envisage the renovation of the nearby Church of Saints Peter and Paul, the Chapel of Saint Barbara, the Stations of the Cross and the parish house [2][3]. According to the investors, Roma Tower is set to be the first residential project in Poland to receive the highest, three-star rating under the Fitwel certification system [2][3].

The AKIPIA Group

Marek Šmrha, managing partner and one of the founders of AKIPIA, said: “Our goal is to take part in projects of exceptional value that will last for generations. We are entering this project together with leading players in the Polish real estate market and top-tier suppliers from across Europe” [1]. The group was formed through the merger of investors Michal Strnad, Tomáš Brzobohatý and Marek Šmrha [1]. In August 2026, it announced its entry into the development of Prague's Bubny-Zátory district, where it acquired a 35 percent stake and is cooperating with Penta Real Estate and J&T [1][3]. According to e15, the group's acquisitions, particularly abroad, are not ending with its entry into the Warsaw project, and several more are expected to follow in the near future, worth at least several billion crowns [1].
