The investment group RSJ and the company Na Jelenách announced to journalists on 14 October 2026 a plan for a new rental district in the south of Prague. It is to be built at Chodov metro station on a plot of 220 thousand square metres and offer approximately 5,500 flats for up to 16 thousand residents.[1][2]

Scope and financing

The total investment is estimated at around CZK 50 billion. According to RSJ board member Lukáš Musil, the group will not put up this amount itself; it will seek partners for further development, mainly funds, and in future the site should be managed by a single fund. RSJ wants to invest a higher single-digit number of billions of koruna in the initial phase.[1][2]

Timetable

The first and second phases are awaiting permits. The first stage could start construction in 2027 and the whole project is to take about ten years.[1][2]

Companies involved

The company Na Jelenách was established to build a district focused on long-term rental housing and belongs to Michal Kocián, who also holds a stake in the developer Finep. The RSJ group, founded in 1994 around the entrepreneur Libor Winkler, invests in residential, office, logistics and industrial buildings as well as in technology, healthcare and agricultural companies. Musil said that large institutional funds, including foreign ones, are interested in the project.[1][2]
